Patch the leak or replace the roof?
One bad seam or small hole may only need a patch. The same is true for one bad spot by a roof opening. We cut out the bad part and patch the membrane. The membrane is the layer that keeps water out.
Water that sits for a day or two can point to a roof issue. It can wear down a weak membrane. A patch may not hold if water sits on a bad seam. A dry, hard membrane can also fail. The same is true when many seams are bad. In those cases, a new roof may make more sense.

What can change the cost of a flat roof?
Roof size can change the cost. So can the number of drains and roof openings. We may find bad wood under the old roof. If so, that work can change the cost. Your written quote shows the price.
Can you patch my flat roof leak?
Often, yes. One bad seam or small hole may only need a patch. We also check the rest of the membrane. If it is soft and the seams are sound, a patch may make sense. If it is hard or has many bad spots, a patch may not last.
Do I need to be home for the flat roof check?
No. The free roof check takes 45 to 90 minutes. The time for roof work will vary. It depends on what we find, roof size, and access. We go over the plan after the check.
