Chandler roof repair on a home with solar panels starts with one question: can the repair be reached with the panels in place, or do they need to come off? Small repairs far from the array often can be done without touching the panels. Replacing underlayment or the roof under the array means the panels come off first. All Valley Roofing does the roof work, a solar detach and refit partner handles the panels, and we plan both jobs so you have one point of contact.
Why so many Chandler roofs need this plan
Many Chandler homes have tile roofs, and many have solar panels. The tile can look fine while the layer below it, called underlayment, needs repair. Underlayment often wears out at 15 to 25 years, long before concrete or clay tile does.
When the worn underlayment sits under a solar array, the roof work and the panel work have to line up. If they do not, you may end up managing two crews and two plans.
Step 1 - Check the roof first
Before anything comes off, we check the roof and the panels. The Free Roof Report shows whether the roof needs work under the array, somewhere else, or not at all. If the roof is still sound, we will say so, and the panels can stay in place.
Step 2 - Check your solar lease or PPA
This step is the one most often missed. A lease or PPA, which stands for power purchase agreement, may mean you do not own the panels. The panel owner may set rules for who can do the work and may need to give approval. That approval can take weeks.
It is the most common cause of a late solar roof job. Call the panel company before you book roof work. We can help you read what the plan asks for.
Step 3 - Detach the panels
The solar partner shuts down the system and takes off the panels, rails, and mounts. They mark each part and store it on site so it goes back in the right place. Your home stays on grid power while the system is off.
Step 4 - Repair or replace the roof
With the panels off, we do the roof work. On a tile roof with sound tile, that often means lifting and stacking the tile, replacing the underlayment, and putting the same tile back. We seal each hole left by the old panel mounts. See tile roofing.
Step 5 - Reset and test
The solar partner puts the mounts and panels back, with flashing to seal each mount to the roof, then reconnects and tests the system.
HOA rules in Chandler
Check your HOA rules before work starts. When we lift and reuse your sound tile, the roof keeps the same look. Broken tile may need to be replaced, and an older tile shape may be hard to find.
Understanding the quote
Panel work has its own price, and roof work has its own price. Ask for both lines in any quote, so you can compare them clearly. Things that can change the panel side include panel count, old mounting hardware, roof type, how complex the array is, and whether a lease or PPA adds an approval step. On the roof side, roof size, slope, broken tile, and bad wood can change the cost. Your written quote shows the price.
What about my solar warranty?
The panel maker sets the warranty rules. Check your panel maker, installer, lease, and PPA terms for who may remove and reinstall the panels. Ask for the job papers before you sign, and get any needed approval first. See solar detach and reset.
Chandler roofs without solar
Not every Chandler repair involves panels. A single leak at a pipe boot, a slipped tile, or a worn seal can often be fixed on its own. See roof repair.
FAQ
Do solar panels always have to come off for a repair?
No. A small repair far from the panels may not need it. A full new roof or new underlayment under the array does.
How long will my solar system be off?
From the time it is unplugged until it is put back and tested. We give you a time plan once we know the roof job.
