Repair your tile roof without replacing good tile.
Concrete and clay tile can last 50 or more years. The layer under it may last 15 to 25 years. This layer is called underlayment. It helps keep rain out. If the tile is sound, we can put it back over a new layer.
The hot sun hits south and west roof slopes the most. These spots may wear out first. A tile roof from the late 1990s or 2000s may have an old layer under the tile. Each job starts with a Free Roof Report. It shows if you need a new underlayment layer or a full new roof.
Keep the tile or replace the whole roof?
Sound tile may be used again. We lift and stack it. Then we replace the old layer under it. We put the sound tile back.
Cracked or flaked tile may be hard to match. An old tile shape may no longer be made. In that case, a full new roof may make more sense. We check the hot south and west slopes first. Your Free Roof Report shows if the tile can be used again.

What can change the cost of tile underlayment?
We lift the tile and replace the old layer under it. Then we put the sound tile back. Roof size and slope can change the cost. So can broken tile or bad wood. Your written quote shows the price.
Can you put my old roof tile back?
Often, yes. We check the tile itself. Concrete and clay tile can last 50 years or more. The layer under it may wear out first. We can put sound tile back over a new layer. Cracked tile or a shape we cannot match may call for a new roof.
Do I need to be home for the tile roof check?
No. The free roof check takes 45 to 90 minutes. The work time will vary. It depends on roof size and how much tile must come off. We give you a work plan after the check.
Can you fix a tile roof under solar panels?
