Concrete and clay roof tile is strong against sun and rain, but it can crack when people walk on it the wrong way. In Phoenix, a lot of tile damage comes from roof traffic: holiday light installs, AC service, satellite dish work, and solar visits. All Valley Roofing finds and fixes this kind of damage often, and most of it is a repair, not a new roof.
Why tile cracks under foot traffic
Roof tile is made to shed water and stand up to heat. It is not made to carry a person's weight in the wrong spot. When someone steps on the middle of a tile, or on the high part of a curved tile, it can crack. Sometimes the crack is easy to see. Sometimes it is a hairline crack that only shows when the tile is lifted.
A cracked tile may not leak right away. The layer under the tile, called underlayment, still keeps water out for a while. But a cracked or slipped tile lets more sun and water reach that layer, and over time that is where leaks start.
Common sources of roof traffic in Phoenix
- Holiday lights: clips, ladders, and walking along the roof edge and ridge
- AC and evaporative cooler service: walking to and from rooftop units
- Satellite dishes and antennas: new mounts, removals, and cables
- Solar visits: panel cleaning, repairs, or new installs
- Painting and gutter work: ladders set against tile edges
None of these jobs are a problem by themselves. The problem is when people walk across tile without knowing where to step.
What to check after someone has been on your roof
You do not need to climb up. From the ground or a window, look for:
- Tiles that look out of line with the rest
- Broken pieces in the yard, gutters, or on lower roofs
- Gaps along the ridge or roof edge
- New screws or mounts where a dish or lights were added
Inside, watch for new stains on ceilings near the outside walls, especially after the first winter rain. If you see any of these, it is worth a closer look.
How tile roof repair works
For a few cracked or slipped tiles, the fix is usually simple. We remove the broken tile, check the layer underneath for damage, and set a new or saved tile in its place. If a mount or clip went through the layer, we seal or repair that spot.
Older tile shapes can be hard to find. If we cannot find a close fit, we may move a tile from a less visible spot, like the back slope, and put the new tile there instead.
While we are up there, we check the small parts that cause most tile leaks: pipe boots, vent collars, flashing, sealant, and nearby cracked or slipped tile. Everything goes on your Free Roof Report with photos, so you decide what to fix now and what can wait. How to limit damage next time
- Ask installers to step on the lower part of each tile, near the overlap, not the middle
- Ask them to stay on paths near the edge when they can
- Use clips made for tile roofs, not nails or screws through the tile
- Ask the AC or solar company to note any tile they break
You can also ask your installer to send photos of the roof when they finish. That makes it easier to spot problems early.
If you have solar panels
Tile under or near solar panels can crack during panel work. If the damage is under panels, we plan the repair with a solar detach and refit partner, so you have one point of contact. See solar detach and reset.
FAQ
Is one cracked tile worth fixing?
Usually, yes. One tile is a quick fix, and leaving it can let water and sun reach the layer underneath.
Can I walk on my tile roof to hang lights myself?
It is safer not to. Tile can crack, and a fall is a bigger risk than a broken tile. If you must, step on the lower part of the tile and stay near the edge.
Can you find a tile that looks like mine?
Often, yes. If your tile shape is no longer made, we may use a saved tile from a less visible spot.
What does a tile repair cost?
It depends on how many tiles are broken, roof height and pitch, and whether the layer underneath needs work. Your written quote shows the price.
