TPO Roof Repair in Phoenix: Finding Leaks at Seams and Flashings

Tempe-based All Valley Roofing · Phoenix metro ·

BASED IN TEMPEHOME + BUSINESS ROOFSHELP WITH ROOF + SOLAR WORK

Most TPO roof leaks in Phoenix start at one bad seam or at the flashing around a roof opening, not in the middle of the sheet. When the rest of the membrane is sound, that one spot can usually be cut out and patched. Tempe-based All Valley Roofing finds the real leak point and shows you what it found on a Free Roof Report before any repair is priced.

What a TPO roof is

TPO is a flat roof membrane: a single layer that keeps water out of the roof below it. It goes on in sheets, so wherever two sheets meet there is a seam, and wherever a pipe, vent, drain or wall breaks the roof there is a detail that has to be sealed.

In the Valley you find TPO on patio roofs, added rooms, and small shops. All Valley fixes and replaces TPO roofs on homes and small business sites.

Where TPO leaks usually start

Water leaves a flat roof slowly. That gives it time to find any weak spot, and on a TPO roof the weak spots are predictable:

  • Seams. Most flat roof leaks come from one bad seam. A seam that has opened or lifted lets water run under the sheet.
  • Roof openings. Pipes, vents, and skylights all need flashing, the piece that seals the gap between the opening and the roof.
  • Drains. Water heads for the drains, so any open edge near a drain sees more water than the rest of the roof.
  • Edges and walls. Where the membrane turns up a wall or wraps an edge, a loose spot can let water in.

The stain inside is often not under the leak. Water can travel along the deck before it shows up on a ceiling, which is why the roof itself has to be checked.

Signs to note before you call

You can spot a lot from the ground or from inside without climbing up:

  • Water still sitting on the roof a day or two after rain
  • A seam that looks open, lifted, or wrinkled
  • Stains inside along an exterior wall or under a skylight
  • A leak that only shows up after heavy monsoon rain

Take photos from a safe spot. Do not walk a wet flat roof.

When a TPO patch holds

One bad seam, one small hole, or one bad spot by a roof opening may only need a patch. The crew cuts out the bad part and patches the membrane, then checks the rest of the sheet while it is up there.

A patch makes sense when the membrane around the leak is still flexible and the other seams are sound. That is a repair, not a new roof.

When a patch will not hold

A patch may not last in three cases:

  1. Water keeps sitting on the weak seam after it is patched.
  2. The membrane has gone dry and hard.
  3. Many seams are failing at once.

When any of those is true, you can end up paying to chase one leak after another. A new flat roof may make more sense, and the report says so with photos rather than a guess. Read more about that line in flat roof repair in Phoenix: when a patch or recoat is not enough.

What changes the cost

Roof size, the number of drains and roof openings, and any bad wood found under the old roof can all change a flat roof quote. Your written quote shows the price after the roof has been checked.

Solar panels on a TPO roof

If panels sit on the flat roof, they cover part of the surface that may need work. All Valley plans the roof work with a solar detach and refit partner, so you have one point of contact. See solar detach and reset.

FAQ

Can a TPO roof leak be patched?

Often, yes. One bad seam or a small hole may only need a patch. If the membrane is hard or has many bad spots, a patch may not last.

Do I need to be home for the flat roof check?

No. The free roof check takes 45 to 90 minutes, and the crew can check the roof from outside. If you are home, show them any stains first.

Does every leaking flat roof need replacing?

No. Roughly half the roofs All Valley checks do not need a new roof yet. If yours does not, the report will say so.
