Flat Roof Replacement in Scottsdale - When a Patch Stops Making Sense

Tempe-based All Valley Roofing · Phoenix metro ·

BASED IN TEMPEHOME + BUSINESS ROOFSHELP WITH ROOF + SOLAR WORK

A flat roof in Scottsdale usually needs replacing when the problem is no longer one bad seam or one worn spot, but a roof that is dry and hard, has many failed seams, holds water for days, or has wet material underneath. One leak can often be patched. A tired roof across the whole surface usually cannot. All Valley Roofing, based in Tempe, repairs and replaces flat roofs across Scottsdale and starts every job with a Free Roof Report so you can see which side of that line your roof is on.

Scottsdale has a lot of flat roofs

North Scottsdale has many tile roofs and many flat roofs. Plenty of homes have both: a pitched tile roof over the main house and flat sections over patios or added rooms, and some designs are flat across the whole house.

Flat roofs have a harder job than pitched ones. Water leaves slowly, so it has time to find any weak spot, and the Arizona sun works on the surface every day.

Repair or replace? The signs to watch

Many flat roof leaks come from one bad seam or a small hole near a roof opening. When the rest of the membrane is sound, that spot can be cut out and patched.

Replacement starts to make more sense when you see:

  • Many bad seams, not just one
  • A dry, hard membrane that cracks instead of flexing
  • Water that sits a day or two after rain, wearing down a weak surface
  • Soft or wet foam on a foam roof, which a new coat will not fix
  • Repeat leaks in different spots after past patches

The Free Roof Report shows which of these you have, with photos.

Which flat roof system?

All Valley works on three common flat roof types:

  • TPO, a single-ply membrane with welded seams
  • Modified bitumen, an asphalt-based roll roof
  • Foam (SPF), sprayed foam that forms one seamless layer, sealed with a top coat that protects it from the sun

Each has trade-offs. For a side-by-side look, see TPO vs modified bitumen vs foam. The best fit depends on your roof's shape, drains, walls, and how the flat sections tie into the rest of the house.

What a flat roof replacement involves

Every roof is different, but most replacements follow the same order:

  1. Check the whole roof first. We look at the membrane, seams, drains, roof openings, and the edges where flat sections meet walls or pitched roofs.
  2. Remove what has failed. Old material comes off where needed. If we find bad wood under the old roof, it gets replaced. That can change the cost, and we tell you before we go on.
  3. Fix drainage. Water should run to drains or scuppers, not sit in low spots.
  4. Install the new system and seal every roof opening, drain, and edge.
  5. Go over the finished roof with you and show what was done.

Scottsdale HOA rules

Many Scottsdale HOAs have roof rules, including rules for visible roof sections and colors. Tell us your HOA rules before work starts so the plan fits them from day one.

Solar panels on a flat roof

If panels sit on the flat section, they have to come off before the roof under them can be replaced. A solar detach and refit partner handles the panels, and we plan both jobs together so you have one point of contact. See solar detach and reset.

What changes the cost

Every flat roof is different, so the price comes after the roof check. What changes the cost: roof size, the number of drains and roof openings, how much old material must come off, and any bad wood found underneath. Your written quote shows the price.

FAQ

Can my flat roof be patched instead of replaced?

Often, yes. If the membrane is still flexible and only one seam or spot has failed, a patch may make sense. The report shows whether a patch is likely to last.

How long does the roof check take?

Most home roof checks take 45 to 90 minutes. You do not need to be home.

Do you handle both tile and flat roofs on the same house?

Yes. We work on tile, foam, and flat roofs, so one plan can cover the whole house. Read more in Scottsdale roof repair for tile and flat roofs.
