Scottsdale roof repair usually means one of two roof types: tile or flat. Tile roofs tend to leak because the layer under the tile wears out or a small part around a roof opening fails, while flat and foam roofs tend to leak at one seam, a worn top coat, or a drain. All Valley Roofing repairs both types in Scottsdale, works with HOA rules, and starts every job with a Free Roof Report that shows what your roof needs.
Scottsdale has a mix of roofs
North Scottsdale has many tile roofs and many flat roofs, and plenty of homes have both: a pitched tile roof over the main house and a flat section over a patio or added room. Each roof type has its own weak spots, so the first step is to find which part is actually leaking.
Tile roof repair in Scottsdale
Concrete and clay tile can last 50 years or more. What usually fails first is the layer underneath, called underlayment, often at 15 to 25 years. The tile can look fine from the street while the old layer below lets water through.
Most tile roof leaks trace back to a few small parts: pipe boots, vent collars, flashing, sealant, or a cracked or slipped tile. On a leak visit, we check all of those at the same time and list everything on the report.
If the tile is sound but the underlayment is worn, we can lift the tile, replace that layer, and put your same tile back. See tile roofing for how that works.
Flat and foam roof repair in Scottsdale
Water leaves a flat roof slowly, which gives it time to find any weak spot.
- TPO and modified bitumen roofs: most leaks come from one bad seam or one spot by a roof opening. When the rest of the membrane is sound, the bad part can be cut out and patched. See flat and low-slope roofing.
- Foam roofs: the top coat wears out first, not the foam itself. Sound foam with a worn coat may only need a new coat. Soft or wet foam is a different job, and a new coat will not fix it. See foam roofing.
Water still sitting on a flat roof a day or two after rain is worth noting before you call.
Working with Scottsdale HOA rules
Many Scottsdale HOAs have roof rules. On tile roofs, the goal is usually to keep the same look, so we aim to use the same tile color and shape. Lifting and reusing your sound tile helps keep the roof looking the same.
Tell us your HOA rules before work starts. If your HOA needs approval for roof work, it is easier to plan around it early.
When repair makes sense and when it does not
Repair is usually the right first call. A new roof may make more sense when:
- Many worn spots show up across several parts of the roof
- A flat roof membrane has gone dry and hard, or many seams are failing
- Foam is wet or soft across large areas
- Cracked tile cannot be replaced because the shape is no longer made
Roughly half the roofs we check do not need a new roof yet. If yours does not, the report says so.
Solar panels on a Scottsdale roof
If the work sits under solar panels, the panels may need to come off and go back on. We do the roof work, and a solar detach and refit partner handles the panels. We plan both jobs so you have one point of contact. See solar detach and reset.
What to do if the roof is leaking now
Catch the water inside first. Take photos of the stain and any damage, since you may need them for an insurance claim. Do not get on a wet roof. Then contact us and say the roof is leaking.
FAQ
Do you repair flat roofs in Scottsdale, or only tile?
Both. Many Scottsdale homes have flat roofs, and we repair flat, foam, and tile roofs.
What is in the Free Roof Report?
We check your roof and send a full color PDF with photos and short notes. It shows what needs work now and what can wait, and you keep it.
Do I need to be home?
No. Most home roof checks take 45 to 90 minutes, and we can check the roof from outside.
